    Little off topic but im interested in moving to Birmingham and was wondering if evernest has month to month rental units? Im a single guy so i just need bare minimum c or d class type home or apartment. The challenge i face is i would be leaving here not having secured a job there. Its nearly impossible to do it any other way especially since im a blue collar type worker not remote office stuff. However i have excellent credit, no debt at all and an enormous savings cushion that can easily last me a year plus of not working and still cover my lifes necessities. The goal is to get there find work asap and work on the reason im even going there to begin with..... begin my real estate investing career of acquiring property to rent. Any advice n help is appreciated please

      All of our rentals are 12-month leases. I'm sure there are some other groups that do shorter term though...good luck!

    A historical paradigm change happened after the pandemic. Nothing is going to be the same in the housing market. With the influx of additional migrants incoming, a significant population is now out house-buying equation forever.

    When it comes to charging rent, is there a big difference between 1 bathroom and 2 bathrooms?

      It depends on the area because at some point you can out-price the neighborhood. But generally speaking, a 2nd bathroom is going to be more attractive and potentially keep a resident longer. You should be able to charge more rent. If you have a particular area in mind, I would look on zillow at properties currently on the market to rent for both one and two bathroom and see what they believe is the difference. Of course, for rent is different than 'rented!' so just use the information to help make your own pricing decisions. Hope that helps.

    And MY advice to landlords is go get a real job and don't own more property that you can personally occupy. These housing prices are stupidly high and everyone is being FORCED to rent because we're all priced out of the market. You think we WANT to rent? Do YOU want to rent??

    Why would you need to do a credit check if they’re paying for the entirety of the lease up front? Their creditworthiness is irrelevant. Seems to me like it’s none of your business at that point and your desire to still do one is a little invasive? Take note renters: not all landlords think like this. Because I’m one and this sounds like nonsense. I’ve never once had a tenant offer this, I don’t own a ton of units and I’m not very old, but I would absolutely take the entire lease payment up front. You’d still be subject to a criminal background check and quarterly property inspections like everyone else though.

Maybe I'm still happy to be transparent about my income and background checks? I'm equally taking a risk with your property that everything is order for the time I'll be there. How about we start things off on the right foot, we all set the terms and conditions form early, and then commence bit of good faith on this two-way street?

    This is crazy…as a person with an eviction when I was less fortunate right as the pandemic started around early March 2020 and now have the capacity to pay for a full year but get rejected every time this sucks…like I’m not saying you shouldn’t do these checks but if I’m capable of writing u a blank check for a whole year right now why does it matter id I have at least a 650 credit score or any prior evictions?

      The concern with the eviction is you will not leave after the time you have paid for expires, be that a month or a year.

      Because they very often do. I had the police that were I running a national scale operation arrest a Chinese guy that was living here that was part of a gang that was caught moving £52 million worth of cannabis around Oldham. They ended up searching the premisis and it doesn't look good having 6 police banging on your door and all the other tenants and neighbours wondering wtf is going on.

    I offered a full year to my previous pos tenant place. I was already in. To sign the new lease id have to go through the financial showing. I was self-employed so its not they could call my boss. No w2. I already took care of the place. Paid my rent on time. They were willing to turn down my full year up front, then when i turned over the property i left it in better condition than received. Hiring professionals to clean the carpets, walk through & do clean up & maintenance. They kept my deposit. Sounds like i should be careful of them vs them of me.

      That's exactly why I never cared about deposits when I was renting and never budgeted getting them back. I don't tear things up but they can shampoo their own carpet and keep the deposit.

    Yeah, that doesn't work in my country. I fully intend to do that for my new place. I can be horrible managing my money and as a freelancer I can make plenty of money quickly through a single project and knowing my rent is paid for for an entire year means I don't have to worry about it when projects dry up and I'm scrambling to get work. If I can pay a full year or 6 months in advance, I'll do it.

      So calling that a red flag in your case proves to be correct that you're not good with your money and your income is erratic. Not saying you're a bad person in any way but if this causes issues then it can mess with more things than you might realise.

Paying up front has literally allowed to me move without a credit check specifically which is a benifit for those who are younger and need an appartment to stay for education or work.

      @@analogdistortion yes, when you don't meet income requirements or credit score then sometimes you can get someone to cosign for you and they will pay if you cannot. The case I was making here is about the scenario of if they are willing to pay up front

      Some don't offer to pay the entire 12 months upfront. I would not change any screening practices for 3, 6, 9 months upfront payment either.

      @@Evernest1 I don't dispute the need for a criminal or eviction check. Knowing if they have a criminal record or prior evictions is just common sense for a landlord. But the poster is completely correct about the credit check. The entire point of a credit check is to assess the risk of their nonpayment of rent. If they are paying upfront, that risk is 0%. If they fail a credit check, but they offer the cash upfront, are you going to refuse them?

They could just stay on after that and never pay rent past that initial 12 months , waiting for months until they receive an order of eviction or negotiate a cash-for- keys settlement (happens in some Ontario cities and New York, or anywhere with strong pro-tenant laws and backed-up tribunals). It could also be sign of irregular income, either of which might not be appealing to some landlords looking for a long term tenancy going past the original lump sum. I agree the point wasn’t articulated well and that assuming your tenant is sketchy is way off-mark, but most short-form content is light on details.

      Some may not offer a full 12 months up front - 3, 6, 9 months - so I would keep the same criteria for all applicants the same and would rather rent to someone who passes all and will pay monthly instead of upfront. But if a landlord needs upfront money, I understand the desire to accept it.

So, while sticking to the situation presented in the short, is there any reason you can think of to run a credit check on a potential tenant who offers to pay upfront for the entire duration of the lease? To me, this seems like a car dealer insisting on running a credit check when you are paying cash for a vehicle.

    Another Japanese city was spared, the ancient capitol of Kyoto. Even in the early stages of selecting which places to drop the A-bombs, Kyoto was quickly set aside for its immense cultural value.
